There is a large exterior concrete boat ramp on the south side of the boathouse to facilitate launching your boat or kayak with minimal fuss. The second bathroom is designed for both function and privacy.  A pocket door separates the vanity from the tub/shower area.  This room also boasts a new ceramic tile floor.

 

Although the second and third bedrooms have the original carpet, they are in very good condition.  Both have double closets and big bright new windows.

 

The lower level boasts a unique feature:  a big bright fourth bedroom also with a direct river view.  This bedroom is currently used as an office.  This bedroom has its own grand ensuite with a huge 6 x 4 foot royal red jacuzzi tub.  The only unfinished part of the home is the roughed in sauna beside the Jacuzzi tub.  Or you could continue to use this area as additional storage.  Whether you complete the sauna or soak in the steaming Jacuzzi tub, once you are roasting, you can exit the patio door in the lower level recreation room and make a dash for the river to cool off.

The septic inspection was Wednesday, November 12, 2008.  We had to ensure the 24 year old septic system was in good working order before we proceeded with the extensive interior updating.  The system was passed with flying colours by Elmer Coville.  A baffle and another small update was completed to bring everything up to code.  The 1000 gallon tank was in excellent condition.  The 12 septic runs performed admirably during the flow test.

 

The shingles that were installed in 2003 on the main house have a 40 year material warranty.  The roof of the boathouse is metal.  So if you hate to spend money on a roof, you can take it off the list!

 

You have only one immediate neighbor to the east in a comparably beautiful home.  They are far enough away you will not be able to see what they are having for breakfast on their deck, yet close enough you can borrow a cup of sugar or share an occasional drink.

 

Some folks may criticize the electric baseboard heat in this waterfront home.  However as the price of home heating fuels such as oil and gas continue to rise, electric baseboard will inevitably become more and more popular as it will be comparable in cost or possibly even less depending on how you manage your heat.  Remember with electric baseboard heat you can individually regulate the temperature in each room.  If you prefer to install a central forced air heating system the cost to install will be between $17,000-$23,000 including all ductwork and finishing i.e. drywall around the ducts.  There is more than enough ceiling height to complete the work, if you so desire.  Our contractor, 613 Mechanical would be happy to speak you about the quote.

 

As the owners of 2011 County Road #2 will tell you, and from my personal experience living ½ kilometre west of the subject property, air conditioning is not a necessity living next to the river.  The water temperature is always lower than the air temperature which helps keep the air cool along the river.  Another bonus is the prevailing westerly wind as it breezes along the riverbanks.  On the few days of the year when is extremely hot, many riverfront homes run a window air conditioner for a few hours after lunch-this is often all it takes to cool off your home if you cannot stand the heat!

 

As mentioned in the introduction, this home takes advantage of natural solar heat for keeping the heating bills low.  The large windows and patio doors of both the main level and lower level walk out face mainly south.  Since there are no trees near the home, the residence is blessed with the natural warming power of the sun from the early morning to the afternoon.   Even on the coldest winter’s day, often the heating system will not turn on until the late afternoon.
