When the current owners were searching for a home many years ago, their objective was to have a century home on a large lot in a tranquil setting within an hour's commute from Ottawa. That objective was met with flying colours since Carleton Place is only 20 minutes from Kanata! The owners have lived in the home for approximately eight years and have renovated and restored much of the interior.

You may agree that the front of the home is simply breathtaking. Between the nice landscaping, the beautiful summer gardens, mature trees, the impeccable red brick & grey cornerstones as well as the updated windows & aluminum roof, there is so much to like!

Whether you park on Moffatt Street and walk up the front path or park in the oversized interlock driveway on McDonald Street and meander up the winding interlock pathway, you will be impressed by the stately perennial gardens. The welcoming front veranda is a fantastic place to sit and enjoy your morning coffee.

If you do park in the impeccable interlock driveway, you will notice that there is a large arbour with a wooden gate that leads to the very private back yard surrounded by ten foot high cedars.   Enter the backyard and you would think you are somewhere in the country!  Listen to the birds!

The back yard has plenty of space to play! Soccer, football or set up your volleyball or badminton net. The second half of the back yard has a huge garden with a pathway leading through the centre. A wonderful quiet place to read a book on the bench amongst the perennials. Between this large central garden and the west gardens in front of the cedars on the property line is a horse shoe pit. Once you enter the home through the steel entrance door with its decorative glass window insert, you will be in a spacious front foyer. There is a clothes closet to you left and at the end of the foyer there is the original brick wall. This was once an exterior wall, before the summer porch was enclosed to make the present-day family room with its four big, bright windows. The brick wall shows the calibre and beauty of the exterior finishing along with the beautiful cornerstones. One of the original windows has been converted to a lovely built-in shelving unit! There is a built-in wet bar, a liquor cabinet, and a second refrigerator with additional cabinet space in the far corner of the family room near the exit door to the barbecue deck. This room is presently used as a music and media room and the access to the barbecue deck is helpful to feed the hungry musicians. Both the foyer and the family room have beautiful maple hardwood floors that blend nicely with the original turn-of-the century maple hardwood flooring in most of the main level. Stunning!

From the family room you pass through the original front door opening into the inner foyer with a central stair case to the upper level. Hours of labour and many layers of paint were stripped from the stairs to bring it down to the wood you see today. You will find the dining room to your left and the living room to your right. Both rooms have original trim and majestic nine foot high ceilings with crown moulding. The living room has two areas and has the original stripped maple flooring from a by-gone generation. Currently the front half of the living room, known as the "parlour" has a candle chandelier which evokes days of the past. The other end of the living room is blessed with a brand new gas fireplace made of river stone with a lovely oak mantle. Have a close look at the original plaster medallions in the grand living room.

The unique feature found in the dining room are the original display cabinets with the glass doors, crown mouldings and ceiling medallions. Both rooms are great places to entertain and will surely leave your guests in awe!

Located in the small hall between the living room and dining room is a convenient 2-piece bathroom.

All four upper level bedrooms have ample closet space, ceiling fans in each room and at least two windows with the exception of the fourth bedroom. So if you are not a fan of the home's central air conditioning, pardon the pun, you will be quite comfortable!

The bright and cheery master bedroom has three windows and his and hers closets! The master bedroom has eight foot ceilings and the balance of the entire upper level including the four-piece bathroom have the traditional nine foot ceilings. The carpet and underpad were installed in December 2009. And don't forget that there is a huge linen closet to hold all of those towels and sheets!

The second level 4-piece bathroom was gutted and updated in 2005. It has a cork floor, new vanity, cabinets and fixtures as well as, lovely ceramic tile around the extra deep therapeutic heated air tub. When the owners began preparing the kitchen upgrade they had to remove six layers of older flooring. Six layers! They also uncovered the window that presently leads to the sunporch. This made a huge difference in brightening up the room.

As part of the kitchen renovation, the owners re-supported the older decorative chimney, removed plaster walls from the brick and treated the brick back splash with a special coating to ensure the brick and mortar can be easily cleaned and not absorb any cooking spills.

The new custom kitchen cabinets and centre island with breakfast bar were installed in 2005 by the award winning Carleton Kitchens. Please note the attention to detail with the huge butcher block, the glass tile backsplash behind both the gas stove and the stainless steel sinks with drain board, the custom overhead & under counter lighting as well as the crown moulding at the top of the cabinets and along the ceiling.  Truly spectacular!

Most of the electrical plugs in the kitchen are 20 amps to avoid any breakers tripping when the coffee maker or microwave is on and the refrigerator turns on at the same time! The ceiling fan has independent switches for the light and the fan. The GE fridge has a water dispenser and ice maker.

New meets traditional! Among the modernization of the kitchen you can see the original wainscoting and beadboard as well as the original door and window mouldings and of course those original floors.

If you need a break from preparing the family meal, you can retire to the adjoining four-season sunroom to sip an iced tea or your favourite refreshment. This lovely room has an abundance of light from the side-by-side windows and overlooks the huge interlock patio as described below. This is a fantastic place to sit on rainy evening and watch the summer storms arrive with their spectacular display of lighting.

At the rear of the kitchen is the entrance to your future in-law suite. Of course you can continue using the rooms in their present form:  Firstly there is huge recreation room that is being presently used as an exercise room. In this room you will find one of three modern gas wall furnaces that were installed to allow the house to be used should an extended power failure ever occur.  Think about the Ice Storm of 1998 and the Northeast Blackout of 2003.  Note the ultra modern track lighting.  Details!

Below the rec room is the laundry room with custom pot lights and a painted concrete floor that, at a glance, looks like a high-end ceramic or porcelain tile floor! Just off the laundry room is dry cedar sauna and a modern 3-piece bathroom. And you don't have to be Finnish to enjoy a sauna!  If you have never taken a sauna, it is a good idea to do some research-it is a very therapeutic tool to relax.

Down the hall is the office with its own 100 amp breaker panel in a built-in cabinet behind the door. There is water hook ups in this room if you would like to convert it to a second kitchen or craft room.

If you venture down the basement, you can see that the home is built directly on bedrock and well supported with metal jack posts. The basement has a sump pump, another 100 amp breaker panel and a new gas furnace. The gas furnace has a DC motor that runs 24 hours per day to help even out the temperature in the home, and at the same time help circulate the air through the two electronic air cleaners on a continual basis to keep it fresh. This is especially helpful if you have any kind of allergies.

Just past the office is your inside entrance to the attached 22 x 21 foot garage. The garage door measures 16 x 7 feet and has 2 windows for natural light in case you had to do some work on your car. The concrete slab is in great shape!

The detached garage's driveway is located on Flora Street. This building has a steel roof, measures approximately 18 x 19.5 feet and has an insulated attached workshop as noted below. This may be more information than you need to know!

Below the dining room window, between the sunroom and the barbecue deck is a beautiful little garden. By the way, the barbecue has a direct connection with the home's natural gas line. In the east side of the courtyard is your outdoor brick fireplace. The fireplace was re-pointed in 2010. Since this is a cooking fireplace, no fire permit is required from the municipality. To add to your outdoor enjoyment, on the south side the patio is a lovely mini-pond and waterfall. If you enjoy your evening meal under the bright blue skies, you can experience total peace and tranquility. Or come back later in the evening to view the starry skies. Priceless!

Additional Notes:

Although the home fronts on three streets, Moffatt Street is a very quiet residential neighbourhood in Carleton Place.

When the home was purchased, a close spiritualist friend had visited the home and had confirmed the residence had an abundance of positive energy. There ain't no ghosts in any of the closets! So you can take Ghostbusters off your speed dial!

Numerous family members and guests who have stayed in the home, have complimented the owners on the air quality. Even one friend, who is allergic to almost everything that grows had no health issues staying in the home!  Refresh your memory about the 2 electronic air filters reference above :-)

The owners, when working on their front gardens have been stopped on a few occasions by roofers who have been passing by to compliment them not only on the beauty but the calibre of installation of the roof.
