This eco-friendly project will comprise one hundred and six (106) residential units. The Wayfare offers 17 unique floor plans ranging in size from 1000 sq. ft. to over 2,400 sq. ft. Two floor plans are approximately 2300-2400 sq ft, 4 floor plans are approximately 1500 sq ft and the balance between 1100 and 1200 square feet. Each suite has its own balcony, some have two. There will be ninety-four (94) interior parking units to be constructed within the ground floor and second floor. There will be twenty (20) exterior parking units and three (3) exterior common element visitor parking spaces to be constructed within the third floor of the building. Parking spaces will not be assigned until after construction has started. All interior parking units will include a storage locker.
Main level features include the indoor pool & whirlpool with adjoining walk-out deck that extends almost to the river, guest suite, exercise room, and the entertainment room known as the Amenity Lounge. The Lounge will include a games area, kitchen, washroom and coat closet. There will be two main level wheel-chair accessible suites. Presently the designs for these two units are not yet confirmed. The furnished main lobby will feature a reception area and a fireplace. Two elevators access all floors.
Approximate taxes are available upon request or, upon request, we have a chart of projected taxes. We cannot give you an exact tax rate, however we can certainly give you an accurate range based on the unit you select. At present, the Municipal Property Assessment Corporation will only assign the exact taxes after you take occupancy of the unit. In the meantime, as an example, property taxes will range from approximately $325 to $500 per month and upwards depending on the size of the suite and floor it is located on. This is comparable to similar condominium projects.
Monthly condominium fees are $.39 per square foot per month. Therefore a 1500 sq ft unit would have approximately $600 monthly condo fees. Condominium fees include all monthly expenses except noted below and include approximately 80% of the heating cost for your new home, and all costs associated with water and sewer, garbage, recycling, as well as cleaning and snow removal from common areas. Access to the pool and recreation room is also included in the condo fees. Your only cost extras to live in the building are to pay for your own electricity.. There will also be a nominal fee attached when renting the guest apartment.
The super insulated building features an energy efficient geo-thermal heating system. Each unit will have individual heating and cooling controls. Therefore if the sun is on the east side of the building in the morning, the west units can still have their air conditioning off while the east side has the air conditioning on. The indoor parking will be maintained above 32 degrees Fahrenheit.
Although there is no official permanent or guest dockage available at this present time, we are looking at different options with the City of Brockville. For the short term, book your docking at the local marina or check out some of the other options available either in Prescott or Gananoque.
Standard interior finishes include nine foot ceilings throughout all units, with 10.5 foot ceilings on the top floor. All units have one balcony and some select models have two. All models in this 106 unit complex have hardwood & ceramic tile flooring with carpet in bedrooms/office with 4 inch high baseboard trim and 2.75 inch door trim.
Your new condominium features custom kitchen cabinetry with granite counter tops & gorgeous bathrooms. All Energy Star rated appliances are offered in either white or stainless steel and will include a dishwasher, stove, microwave and hood fan combination, refrigerator, washer and dryer. All upgrades available at competitive prices, however the standard finishes are gorgeous. Two upgrades that will certainly be popular include adding hardwood to the bedrooms/office and adding crown moulding in some of the main rooms.
For reference, units on floors 4-10 are for the most part identical in size. Due to the second level parking and a different configuration of stairs, the third floor will have 4 units that are unique.
The construction date for The Wayfare is projected for October 1st, 2014 with anticipated completion date of April, 2016. With the Parti Quebecois in power in Quebec, these dates could move up a little or a lot. Due to Quebec politics and today' favorable interest rates, hopefully we will be sold out by the early in 2014. :-)
All deposits are payable to the law firm of Nelligan, O'Brien, Payne. The deposits are fully refundable for 30 days in case you change your mind. However, we think you will be impressed! The deposits will be held in their trust account until construction date. If by some one in a million chance this project does not get built, the deposits are fully refundable in full with no deductions.
